FALLS RUN COMMUNITY CENTER COMMITTEE MEETING
FRIDAY, FEBRUARY 20, 2008
Members present for the meeting were chairman, Jo Schmidt, Tom Bruns, Dan Owens, Mary Owens, Art Gabler, George Malhiot, Rich Lazanov, Kurt Schaffert, Jackie Richards, Property Manager Debbie Sutton, Activities Director, Ann Jones, Shirley Sommer and Board President, Don Horan.
Members of the committee met with Inge Espin, Design Team Manager from Ethan Allen Furniture Company. She demonstrated two chairs for consideration for replacement for the card table chairs. Discussion followed later.
Proposals for power conservation were discussed by Jo. He had three proposals to cover motion sensors, pool lighting, and installation of 120 watt electrical outlet for the tennis area. After discussion and comparisons, O’Toole Electric’s proposal will be recommended. Jo will prepare Requests for Action for the energy conservation work and the Tennis Court outlet and submit them to the BoD.
Kurt discussed the differences between painting the pool deck with regular deck paint or a permanent type paint of either epoxy (approx $15,000) or acrylic (approx. $12,000). He will have all the data and comparisons for the next meeting. Pool evaporation was discussed. Overfilling of the pool was discussed. Kurt said the pool contractor should regulate filling and problems at times other than regular pool maintenance should be referred to him. Jo mentioned a black grit in the pool that might come from swimmers shoes. Some people come in from the street to the pool with croc type shoes on. Kurt thought also that some of it might come from the filters.
Rich discussed the thermostat settings that continue to be a problem. Kurt noted that running the fan might eliminate some erratic heating/cooling problems. It was agreed to set thermostats in the activities room at 70 degrees for heating and 76 degree for cooling and try running the fans during high activity. Jo remarked that an energy study was too expensive for value.
The rowing machine request was discussed by George. Ann and George will review the space needed for the machine, which brand/model and prepare a Request for Action to be submitted to the BoD. The estimated cost of $1000.00 is in the 2009 Budget.
A machine for upper body exercise was briefly discussed to be brought up again later.
Shirley Sommer discussed tennis court problems. A $200 tennis ball machine has been donated by a community member. She discussed need for fence repair and concrete cracks at the fence poles and net poles. Debbie will take care of the repair issues and light replacement since that comes under maintenance. Resurfacing was discussed. Shirley will work up figures for lifetime surfacing versus temporary resurfacing for the next meeting.
Addressing storage, Jackie showed the committee pictures of a Pennsylvania House Armoire on sale at a reduced price of $1099 (formerly $3,599). A donation from NARFE and from her would bring requested price down to $782.95. She was instructed to prepare a budget request form. Chair replacement was discussed. She was instructed to form a small committee for further study and to finalize selections.
