Falls Run Community Center Committee
Minutes of meeting 12/08/11
The meeting was called to order at 1 PM by Chairman Don McCreary. Members attending were Tom Bruns, Art Gabler, Rich Lazanov, Brian Lonberger, Don McCreary, Jack Mounts and Jo Schmidt. Also attending were Out-going BOD Liaison Dan Owens, in-coming BOD Liaison Karl Kabza, Activities Director Ann Jones, General Manager Ted Wessel and resident Dee Roper.
Community Center Status Reports
Interior and Exterior Building Structures and Architectural Features – Jack: noted many items, Don sent a maintenance request to Ted (see below) .
HVAC Systems – Don & Brian: the Desert Aire system is not working as designed. Brian will review available materials and research online. Ted will contact Desert Aire Management.
Interior and Exterior Furnishings – Mary: No report, Mary has resigned from the committee. The sub-committee will continue the furniture replacement/repair project.
Electrical and Lighting – Jo & Brian: see new business.
Swimming Pools – Kurt & Brian: long discussion regarding the design standards and performance of the Salt Chlorinator. They’re working to fully understand the deficiencies and determine the best remedies.
Showers & Restrooms – Art: noted the rubber mats may need replacement. We plan to test for any bacteria & determine the best cleaning method.
Fitness Equipment – Rich & Tom: Nothing to report.
Exterior Sports Facilities - Tom: Leaves should be removed from Bocce Courts. Tennis court, all poles (fence, net, etc.) have spaces around them that should be sealed.
Activities Director: Ann noted additional repairs needed to the building. Ann said farewell as this is her last meeting with us.
General Manager: nothing to report.
BOD Liaison Report of Relevant Information: nothing to report.
BRF Procedures
FRCCC BRF Form with ID Number and Descriptive file name: will be provided by Don.
Communications Contact to Assign ID Numbers and Maintain Log: will be done by Tom.
BRF’s to be posted on FRCA web for Further Processing.
Old Business
Recruiting Additional Committee Members: open.
Indoor pool problems: see above.
Space utilization: sub-committee working on issues.
BRF status review:
BRF for sunshades has been rejected by the BOD and is closed.
BRF for resurfacing the dressing rooms has been rejected by the BOD and is closed.
BRF for pool table maintenance will be converted to an annual budget line item and is closed.
BRF for community center painting has resulted in a multi year phased authorization by the BOD and is closed.
BRF for an entrance canopy to the community center has been rejected by the BOD and is closed.
BRF for indoor pool bleeder valve and filter media replacement: Current status is unknown. BRF is open until status is known.
BRF for replacement of two salt chlorinator systems is on hold while ongoing indoor pool investigations are in progress.
BRF for TV replacement was partially approved by the BOD and the rest was rejected. Large TV has been purchased and installed. The BRF is closed.
New Business
Review pool and other FRCC Maintenance Contracts: Ted will determine what contracts exist.
Ways to Reduce Energy Consumption at the Center: after an intense discussion, it was decided that we will focus on improvements that would result in significant energy and cost savings.
The meeting was adjourned at 3:15 PM.

Community Center Maintenance Request
12/9/11
To Ted Wessel:
The following items have been extracted from a recent inspection by Jack Mounts.
It is requested that you arrange to correct these items. Jack Mounts will be the contact.
Veranda:
a. Cracks in the ceiling and along some sides in the ceiling at the end towards the kitchen need patching/painting.
b. Bottom of windows and pillars have crud on them, which needs either pressure washed or painted.
Outside of Center facing pool
a. All windows need to be resealed at the top to keep out moisture.
b. Cracks (openings) in sides of all windows need to be sealed to keep out moisture.
c. Railings leading into the pool needs to be repainted.
d. Cement in bottom leading to the pool entrance is cracked.
Front of Center
a. Tops of many windows and cracks in the walls need to be refilled to keep out the moisture.
b. Outside, bottom of windows in the front of the puzzle table, which leaked, have been partially repaired and should be completed.
