Falls Run Community Center Committee
Minutes of meeting 1/13/12
The meeting was called to order at 1 PM by Chairman Don McCreary. Members attending were Tom Bruns, Art Gabler, Rich Lazanov, Brian Lonberger, Don McCreary, Jack Mounts. Kurt Schaffert and Jo Schmidt. Also attending were BOD Liaison Karl Kabza, General Manager Ted Wessel, Activities Director Doreen Barnes, and residents Jill Reeves and Maureen Bunn.
Motion to approve or revise Minutes of Previous Meeting was made; the minutes were approved as written.
New members Jill Reeves and Maureen Bunn were welcomed and approved.
Community Center Status Reports:
Interior and Exterior Building Structures - Jack will investigate and clarify request from the Pool Sharks for two additional chairs for the billiard’s room.
HVAC Systems – Brian reports - All center HVAC thermostats (with the exceptions of Audio/Visual closet, Desert Aire in Indoor Pool area, Spa area thermostat, and kitchen thermostat) have been programmed with a 5 degree dead band between heating and cooling set points. With automatic set point changes for when center is not occupied. When temporarily adjusting thermostats a dead band of 5 degree dead band 5 degrees or greater between the heat demand and the AC demand. Concierge's are the primary temporary adjusters and they have log entries and instructions sheets to help ensure this occurs. Brian states that the Kitchen thermostat needs to be changed to a programmable thermostat. At night when temperature is cut back (in winter) and the kitchen door to Conference Room 1 is open then the kitchen thermostat tries to heat the Conference Room 1.
Regarding the Desert Aire system, Desert Aire referred Ted to their authorized Rep Revis Engineering Inc. of Largo , MD. And Ted is arranging for a site visit by their Operations Manager - VP Michael Cosby.
Electrical & Lighting – Joe & Brian the kitchen needs to have thermostat replaced with a new set back thermostat. Joe & Brian working on energy use reduction by looking for possible LED lighting in some uses in the Center.
Swimming Pools – Kurt and Brian Ongoing investigation of issues has determined that the indoor pool must be drained to correct chemical and dissolved solids problems. The pool white coat will be inspected while the pool is drained. Possible contingencies and solutions are being planned for and a time line is being developed. A SOW for the Pool Maintenance Contract Request for Proposals is being prepared.
Plumbing – Kurt NTR (nothing to report).
Showers and Restrooms – Art will arrange for testing for bacteria and to identify Health and Safety issues concerning the shower room floor and mats.
Fitness Equipment – NTR
Exterior Sports Facilities – NTR. It was noted that open spaces around all poles need to be sealed as previously reported.
Activities Director: NTR
General Manager: Ted responded to a question that no action had yet been taken on December FRCCC Maintenance Request.
BOD Liaison Report of Relevant Information: Karl reported that the BOD
desired that Committee
Chairs give committee reports at BOD meetings rather than Committee Liaisons.
Old Business:
Indoor Pool Problems: see above.
Office Area Expansion: sub-committee work in progress. Need to gather input from all impacted committees and partners. Ted Wessel stated that the project includes correction of other space allocation problems within the center in addition to the office area, and in the future it should be entitled Community Center Space Utilization Study.
New Furniture: Jill and Maureen will take the lead as part of their Interior and Exterior Furnishings responsibilities.
New Business:
Review other FRCC Maintenance Contracts: Ted is organizing current contracts and due dates.
Shade for Outdoor Pool: Provide justification and concept. Tabled for future consideration.
Investigate Shower Room Floors and mats: see above
Develop Painting Plan for FRCC Interior: Jack will take the lead and coordinate with Jill and Maureen.
Develop Painting Plan for FRCC Exterior: Jack to take the lead for FRCCC.
Amend the Current FRCC Rules and Regulations: Ted and Doreen will determine need and identify deficiencies.
Investigate Energy Conservation Facility Improvements: in process.
Investigate an Ice Machine for the FRCC: Jill to draft justification.
Contact Stafford County for Latest Building Drawing Files: Rich to contact Bill Chance to see if he has any Center drawings.
