Master Plan Phase 1 Design Meeting - Larry Wiltshire from Shenandoah Landscape Services.

--Larry presented a program highlighting native trees and shrubs that are suitable for the poor soil and growing conditions in Falls Run. He will design several pre-selected areas throughout the community. The designs will use large trees and shrubs to develop a base. Trees and shrubs may be in a grouping, or a specimen planting, with color, size, texture and seasonal interest considered. Mowing patterns will change when the large beds are planted. The beds will need minimal care, very little pruning, and will be mulched once a year.

--Larry will return in 3 - 4 weeks with the completed, drawn to scale, landscape design for approval. This will be an open meeting. If approved, the plans become the property of Falls Run. If any modifications are required, Larry will make the changes and then the drawings will become ours to use as reference for future development of the common areas.

--Best time to plant is in the fall. We will select the areas to begin planting, but Larry suggests addressing eroding areas soon.

--Residents had an opportunity to make comments.

Note: The committee received positive feedback from the residents who attended the meeting.

The committee met following Larry’s presentation. The following items were discussed.

--Trees that have died around Pond 4: This is not part of the Master Plan, and there is no plan to replace them.

--Natural trails through the woods: This is not part of the Master Plan, and would be difficult to accomplish.

--Fundraising to create money for the Master Plan: We would need someone to promote and carry out a fundraiser. A bake sale was suggested. No decision was made, and nobody volunteered to take on this task.

--Forms are being developed by the Modifications Committee to be used by residents who wish to pay for a tree or shrub shown on the Master Plan. Individuals, or several residents working together, may wish to pay for a tree, shrub or bench.

--Rain barrels to catch rain water to water personal gardens: Friends of the Rappahannock sell rain barrels. Rain barrels would promote water conservation in the community. The Covenants Committee would have to approve the use of rain barrels.

--Master Plan: Should the section of land on Harborton between the single family homes and the Villa homes, (12 Harborton and 20 Harborton), be included in the Master Plan? The committee agreed that the Master Plan should include that section. There is no additional cost for adding that section.
