Property and Grounds Committee
Falls Run Community Association
The Mission of the Property and Grounds Committee is to assist the Falls Run Community Association and the management company in making Falls Run an attractive, well-maintained community. For this purpose, the Property and Grounds Committee will perform the following tasks:
· Periodically inspect the common grounds and common property including open areas, roads, sidewalks, street lights, mailboxes, signs, retaining walls, SWM ponds, and all other common property, but excluding the Community Center proper and it’s outdoor facilities, (pool, tennis courts, bocce court), to determine condition and the necessity of repair or maintenance, and report findings and recommendations to the Board of Directors and Management Company.
· Advise the Board of Directors and the Management Company on matters pertaining to the common grounds and common property.
· Work with the FRCA contracted landscape company to prepare and maintain a Master Plan for improvement and enhancement of the common open areas.
· Work with the FRCA contracted landscape company for the planting design of seasonal flowers.
· Work with the FRCA contracted snow removal company for the proper and most efficient removal of snow and ice.
· Recommend contracts for maintenance, repair and improvement of the common grounds and common property.
· Advise and assist management in monitoring and reviewing contracts, work accomplished, and reports from contractors.
· Provide information to the Board of Directors for use in preparing FRCA's annual budget.
· Carry out other duties relevant to the common grounds and common property as directed by the Board of Directors.
