FALLS RUN VILLAS
COVENANTS COMMITTEE MEETING – APRIL 30. 2007
The April 30, 2007 meeting of the Falls Run Villas Covenants Committee was attended by Don Shiffert, Chairman, Ann Vignerot, Emery Dilda, Helen Harlow, Wilma Murphy and Peggy Verdine. Also attending was Joan Bitely, Board liaison. Sandy Gaudet was absent.
Don advised that Meg Martin has resigned from the committee.
Peggy stated that the comparison of the Villas Handbook with the “Big Blue Book” is progressing rapidly – there are a few details to iron out and it will be done.
Several members of the committee recommended that “Rules and Regulations” be added to the “Big Blue Book”. Joan stated that she would make that recommendation to the Board.
When there are disagreements with the “house rules”, the Covenants Committee will make recommendations for changes to the Board.
Mailbox covers – whether or not they should be allowed – was discussed. Joan will bring to the attention of the Board for discussion.
Peggy made a suggestion that, where possible, documents should be made available on-line rather than printing multiple hard copies. Don will include this in a letter directed to the Board.
Wes and Sandy will work on defining questions that they have regarding items in the Real Estate Board, Virginia Condominium Act book.
The Committee will draft a recommendation regarding Shepherd Hooks and pass it on to the Board.
Currently the “walk-around” inspections are done at the Board’s discretion. It was recommended that they schedule these in the spring and the fall and let the Committee know in advance. It was also recommended that prior to sending a violation letter, an attempt be made contact the homeowner in person – i.e. ‘knock on the door’. Don will also include this in his letter to the Board.
Joan updated the committee on the current standing of the violation letters. 10 apology letters and 5 2nd notice letters were sent out on April 10th. .
The suggestion was made that the Committee advise homeowners what should currently be in the “Big Blue Book” – including the Amended Declarations and Design Guidelines. Copies should be made available on-line for those people who are missing documents. A number of hard copies should also be made available for those who do not have computer access.
Don will compose a letter of recommendation to forward to the Board and pass it to the Committee members for approval.
The next needing will be held at 6:30P.M. on May 14, 2007.
