UNIT OWNERS ASSOCIATION
 
ADMINISTRATIVE RESOLUTION NO. 2008-02
(Establishing Procedures Relative To Fire Sprinkler Backflow Preventer
Inspection and Test)
 
WHEREAS, Article V of The Declaration Of The Villas At Falls Run Condominium designates the Fire Sprinkler System as a Common Element ; and
 
WHEREAS, Attachment “A” to the Bylaws of The Villas At Falls Run Condominium Unit Owners Association, Schedule Of Maintenance Responsibilities, specifies the Fire Sprinkler System as an Association responsibility for maintenance, repair, and replacement and determining the costs thereof shall be primarily the responsibility of the Board of Directors and such designees to which it may delegate certain such responsibilities; and
 
WHEREAS, the Board of Directors wishes to comply with the Stafford County Code for the annual inspection and test of the Backflow Prevention Device installed on the Fire Sprinkler System of each Unit; and
 
WHEREAS, the Board of Directors has contracted with Potomac Pipe & Plumbing, Ltd. or any future contractor selected by the Board to perform the inspection and test of the Backflow Prevention Devices in all Villa Units; and
 
WHEREAS it is the intent of the Board of Directors to have the Property Management Company maintain a record of inspection and test on file for each individual Unit;
 
NOW THEREFORE BE IT RESOLVED that each Unit Owner shall only use the Board’s selected contractor for inspection and test of the Backflow Prevention Device.  The Unit Owner shall schedule an appointment with the Board’s selected contractor when a notification is received from the County that the inspection and test is due on their Backflow Prevention Device.  Even though the County letter notification may state that the recipient may choose any certified inspector to perform the work, this does not apply under this resolution.
