Falls Run Dwelling Units
Falls Run is an active adult (age 55+), planned community. The developer, Del Webb, constructed Falls Run on about 228 acres of land. The community, which is in southern Stafford County, Virginia, consists of both single-family dwelling units (582 units) and condominium dwelling units (199 units in 55 single story buildings). Construction on the property began in 2002 and all 781 dwelling units in the community were completed by 2006.
The owners of the 781 dwelling units are all members of the Falls Run Community Association (FRCA), an age restricted, active adult, property owners’ association community. The community was created in conformity with provisions found in the Code of Virginia, Title 55, Property and Conveyances, Chapter 26, Property Owners’ Association Act. In addition, the owners of the 199 dwelling units in the condominium are also members of the Villas at Falls Run Condominium Unit Owners Association (VCA), which was created in conformity with provisions found in the Code of Virginia, Title 55, Property and Conveyances, Chapter 4.2, Condominium Act.
Single-Family Dwelling Units
There are six models of single-family dwelling units. The three in the Premier Series are the Rapidan, Chesapeake and Rappahannock. The three in the Classic Series are the York, James and Potomac. All models had the option of a finished or unfinished basement. In addition, the Chesapeake, Potomac, and Rappahannock models had the option of a finished loft.
Condominium Dwelling Units
There are three models of condominium dwelling units comprising the Villas at Falls Run: the Crestwood, Janssen (in left- and right-side versions), and Mansfield. Each of the 55 condominium buildings contains either three or four units, for a total of 199. All models had the option of a finished or un-finished basement. In addition, all models had the option of a patio, deck, or a morning room extension to the Great Room combined with an extension to the activities room.
